Built in the 1830s, the house has been restored
to retain its original fireplaces, wooden floors
and Victorian features, but fully modernised to
include an architect-designed kitchen, steamroom
with inbuilt CD stereo, air-con in the master bedroom
and a charming patio garden. Go through the secret
garden gate to a huge communal garden (trees, lawns,
seating, climbing frame & slide) which is a safe
place for your children to play and a haven for
adults in the middle of the busy city.

The house is laid out over four storeys; starting
in the lower ground floor you find the fully fitted
designer kitchen which has a 5-ring hob, grill &
oven, microwave, chrome fridge/freezer with ice
maker, dishwasher, coffee maker, kettle, toaster
and plenty of crockery, glassware, tableware, pots,
pans and cooking utensils.
There is a separate utility room (washing machine
and separate tumble dryer). An iron and ironing
board are also available. The kitchen adjoins the
dining area which has an extendable table to seat
8. This leads to the family living area with sofa
and armchair (folds into a single bed). Huge double
doors fold back to open the entire space onto the
patio garden area. A wonderful spot for a family
meal.

A short flight of stairs leads to the shower room which
has a powerful shower unit, WC and basin. It is off the
staircase between the lower ground and ground floor. Walk
upstairs to the ground floor to a large open plan living
room with wooden floors, traditional fireplace, leather
sofa, armchair (folds into single bed), satellite TV, dvd,
video and CD stereo. This leads to the study which has a
large desk and a library of books on art, architecture,
local interest, guide books, novels and an impressive collection
of films on dvd. Double doors open to a balconied terrace
with seating and views of the large communal garden.

Upstairs to the first floor, you find a double bedroom
with queen-sized double bed (5 feet wide), traditional fireplace,
original wooden floors, space to store your clothes and
a view across the Victorian street below.
Also on the first floor, a second double bedroom with
queen-sized double bed, storage and a view over the gardens.
At the top of the house you will find the master bedroom
with a traditional Victorian fireplace, wooden floors, air-conditioning
with bedside remote control, multi-channel TV and CD stereo
as well as a wardrobe, chest of drawers and hairdryer. It
is next to the bathroom and has two windows looking across
the Victorian street below. The bed is queen-sized (5 feet
wide). A large bathroom with roll top bath, WC, sink
and separate double steam room and multi powered shower
unit is next to it. There is an inbuilt CD stereo system
in the steamroom.

The shared communal garden is private, accessible only
by the neighbouring houses and cannot be seen or accessed
by the public. It is an extraordinary haven from the busy
city with plentiful trees, planting, lawns and wildlife.
There is a very safe children's play area with climbing
frames and slides.

Amenities
The house has wi-fi internet access, just bring your
laptop and look in the black folder of useful information
in the living room for the passwords.
Towels and bed linen included in the price.
The house will be clean and the beds made when you arrive.
Final cleaning is included in the price. If you are staying
for two weeks, our cleaner will clean the house and change
the beds once a week. She can come more often by arrangement
at £10 an hour. This property is not suitable for wheelchair
users or anyone who has problems with stairs. The house
is spread over four floors and there is no lift/elevator.
A cot is available. Please mention that you need it when
you book and bring your own bedding for the cot. All
heating, lighting, cleaning and taxes are included in the
price. There are no hidden extras to pay. If you are
coming to London on business, Balfe St is convenient for
the City of London (financial district), the West End of
London, Marylebone, Holborn, Grays Inn, Islington and Camden.
For academics it is walking distance to the British Library,
University College London and the University of London library.
The house is also a short walk from University College
Hospital and the Eastman Dental Hospital.
